Area: 164.35 m² or divided into two units: ± 77.55 m² and ± 86.8 m²
Period of Lease: Three (3) years
Lease Commencement: 01 October 2017
Gross Base Rental: R150,00 ex-VAT per month including rates at commencement
Escalation: The Gross Base Rental plus Operating Costs shall escalate at a rate of 9.0% compounded per annum on the anniversary date of the lease agreement each year. The rates portion shall vary in accordance with the lease agreement and changes in the building rates assessment and charges from the local municipality.
Parking: 6 covered bays @ R600/bay/month excluding VAT
4 open bays @ R500/bay/month excluding VAT
Tenant Installation: The Landlord will provide the Tenant with an installation allowance equivalent to one (01) months rental by way of beneficial occupation period and/or tenant installation allowance.
Additional Charges: The Tenant will be responsible for their share of all electricity, sewerage, water & refuse collection consumed/utilised inclusive of apportionment of common areas.
In the absence of any meters/sub-meters, the tenant’s share of these charges will be based on their proportionate area.
Rates: The Tenant will be responsible for their proportionate share of rates increases from the Lease Commencement Date.
Deposit: Deposit requirement 01 (one) month’s rental pending relevant credit check.
Condition of Premises: The Landlord shall deliver the premises as a clean white shell (screed floors, white walls), plumbing and electricity ready.
