Ten homes sold in one week at Asrin's South Breeze

The first non-gated lifestyle village in “old” Strandfontein, the 83 unit South Breeze Residential Village, to be built by Asrin Property Developers, saw its official launch day on 4th February 2014 and by the end of that week the agents, Pam Golding Properties and ReMax, had secured 10 sales, said Shiraaz Hassan, commercial director of Asrin.

The buyers here are all in the process of being prequalified and getting their bonds approved via Asrin’s appointed bond originators, BetterBond.

“If one were to take the quick uptake of these homes as an indicator,” he said, “the development could sell out within three months. (Although in reality it often does take a while longer because many of those who apply for home loans may experience some delays which are usually associated to the banks’ scoring system requirements.)

Two bedroom homes in South Breeze are priced from R599 900, including transfer costs and VAT, which offers one bathroom and finishes which are above the average for homes in this price bracket, he said. The kitchens have granite countertops and built in ovens, hobs and extractor fans, and buyers have the choice of ceramic tiles or carpeting in the units.

The homes are 60m² in size for two bedrooms and three bedroom homes are 68m².

Energy saving measures have been taken by installing solar powered geysers and installing thermo-efficient insulation in the roof cavities. These will collectively help residents save money by cutting down the amount of energy used to heat water and the home itself, he said.

“We have finalised the end user pre-valuations, and we are very pleased that all four major banks have found value in the development and fully support the product to an extent that qualified purchasers here could get 100% finance.”

Additions to this development will be a guardhouse at the entrance, should the HOA decide they will be employing a security service and the boundaries of the development are all walled. The open spaces will all be fully landscaped and the attenuation pond, which will be created to manage stormwater generated by the development, will become a wetland area which it is hoped will attract birdlife, and enhance the landscaped environment, said Hassan.

The public library and community clinic which is located adjacent to South Breeze, will be repainted and the developer will be landscaping the open areas adjacent to the development, in keeping with that of the new housing development. There will also be two play parks established on either side of the entrance for the benefit the community, he said.

Civil services and construction at South Breeze is expected to commence by the third quarter of this year.

This is a turnkey product, he said, and the buyers here will not have to take transfer of the plot before construction begins, i.e. no interim interest is payable, saving the buyers a sizeable amount of money. Buyers will only take transfer once the units are complete.

“This development, we feel, benefits Strandfontein a great deal,” said Hassan, “as there has been no new development here in years. The average growth in property values should also increase in this area as demand once again is built up by young families buying property here.”
