The small town of Parys on the southern banks of the Vaal River has already become one of the country’s most popular weekend getaway destinations, offering a plethora of art, antiques, comestibles and adventure sports to please visitors.
But now it is also an increasingly sought-after permanent retreat for those keen to "semigrate" to a peaceful country town where their families can flourish, but which is also still within reasonably comfortable commuting distance of the city.
And its residential property market is changing as a result, says GerrieJoubert, formerly a co-owner of top local agency The Property Café and now the new Chas Everitt International Notebook © licensee in the town.
"A lot of people now stay in Parys and commute to Potchefstroom, Sasolburg, Vanderbijlpark, Vereeniging, Fochville and Carltonville as well as Johannesburg. They have found that there are good primary and secondary schools here and shopping is no problem as there are large supermarkets and most other national retailers have outlets here.
"Most of these new residents have so far opted to stay in Parys itself – preferably close to the river - although there are two lifestyle estates in the area and these are slowly coming into their own now."
Home prices in the town have risen as a result of the increased interest, Joubert says, and because those who have sold other properties before relocating from a larger centre often have the cash for deposits and are thus able to qualify for bigger home loans. Buy-to-let investors have also acted upon the high rental demand from weekenders and locals who cannot afford to buy their own homes.
"Thus it is now extremely difficult to find anything priced at less than R500 000. Most of the houses are in the R600 000 to R950 000 range or, close to the river, in the R1,2m to R1,8 range. Quality flats and townhouses sell for up to around R850 000, while stands in the Parys Golf & Country Estate are currently being advertised at prices from around R400 000 upwards.
"Then on one of the nearby islands in the river is Vaal de Grace, with its golf estate built around a Nick Price signature course, and a new nature estate alongside. This is an exceptionally private enclave as it can only be reached by a single bridge, and stand prices start at around R350 000 for about 600sqm. Home prices on the estate currently start at around R1,5 million and range all the way up to around R9 million."
As for further development and investment opportunities in Parys, he says, the town is in need of a private hospital and more upmarket retirement accommodation. "Any units that become available at the Villa Riviera village are usually quickly sold and there are waiting lists at all the local old age homes."
Joubert, who has been in the real estate industry since 2004, says his decision to become a Chas Everitt Notebook© licensee was swift. "I knew within 24 hours that this was what I wanted – the opportunity to run my own business but under the banner of a nationally-recognised and trusted brand that already has all the business and marketing systems in place.
"I know this will be my ‘big break’ in the industry and I already feel part of the Chas Everitt family."
