Upmarket homes in scenic surroundings at the Bronkhorstpruit dam are firm favourites among buyers in this bustling Gauteng town.
Accommodation in Bronkhorstspruit is at a premium due to coal mining operations and construction of the Kusile power station nearby, says Koos Pretorius, owner of the RealNet Kungwini franchise.
"Strong demand for homes at all price levels is evident and the luxury market around the dam is no exception. But property in the crown jewel of upmarket estates - the Aqua Vista Mountain Estate - is doing particularly well at the moment."
The estate, offering 300 units with home prices ranging from R3m to about R5,4m, draws sophisticated buyers, says Pretorius. The split between permanent residents and weekend visitors is about even and both categories are drawn by the country atmosphere coupled with modern conveniences.
Buyers who make Aqua Vista their permanent base are mostly professional people transferred to the area, while weekend buyers come from surrounding city areas, with a particularly strong contingent from the East Rand because the dam is close enough for a convenient weekend away in tranquil surroundings.
Watersport is a strong feature of the lifestyle and residents enjoy the convenience of a launch pad for their boats. Birdlife around the dam is prolific and small game roam the estate. Apart from the natural attractions, residents have fine cuisine on their doorstep thanks to the Imagine Cafe on the premises, while a permanent exhibition of the art of sculptor and resident Anton Smith lends a cultural note.
Security at the estate is a top priority. Measures include gate guards, camera surveillance, and foot and motorised patrols throughout the estate.
Pretorius says rental units in the estate are also in demand among professionals on long contracts at Kusile. "Many of them are on five-year contracts and have relocated their families for the duration. Homes of around 350sqm with four bedrooms, three garages, entertainment areas and a swimming pool are rented out at monthly rates of between R20 000 and R25 000."
